IF YOU ARE CHECKING IN:
We have to allow a period of time when a guest checks out to clean the room so it is nice and fresh for the next guest. Some guests check out really early, so a room may be cleaned, sheets changed, valeted etc early. If this is the case, you can occupy the room early. If the leaving guest leaves late, which does happen, then we can clean and prepare the room for your stay, however please allow up to 2 pm, 14:00 hours for maximum check in time.
In the event a room is not ready, we can hold your luggage for you until it is cleaned, bed linen changed etc. That is why we have a check out time of 11am. You then move into the room at 2 pm - Check in time.
If you are a guest that is staying for a period of time, then this is more flexible and check in / out times can be agreed.
IF YOU ARE CHECKING OUT:
Our usual check out time is 11 am, however depending if we have a guest booked in, we can often extend this if a new guest is not booked in.
ARRIVING EARLY:
In many cases, if you arrive early we will keep safe any luggage you have until the room is ready. If it has not been occupied the previous day, you can move straight in.
In the event of arriving early, you can simply get a coffee or cup of tea until your room is ready. We like to treat all guests with respect and do everything in our power to accommodate all reasonable requests.

Cancellation of a booking
STANDARD ROOM RATE CANCELLATION FEES:
If a cancellation of a booking is made within 48 hours, 1 nights accomodation will be charged.
DISCOUNTED BOOKING:
If a discounted booking is made, (less than standard rates) no refund will be provided.
